Survey plan fees in Lagos are one of the most searched and least accurately answered questions in the Nigerian property market. Most surveyors quote verbally. Most property websites publish guesses. This guide publishes the complete official fee structure as applied by OME Land Surveyor And Consultant (SURCON License 6226) across all four Lagos zones.
Understanding this fee structure protects you from being overcharged, underquoted by unlicensed surveyors, or surprised by costs you did not budget for.
Why Survey Plan Fees Differ Across Lagos
Lagos State divides all land into four survey fee zones based on land value and economic activity. Zone A covers the highest value areas. Zone D covers the lowest. Your survey plan fee is determined by which zone your land falls in and the size of your plot.
This means a survey plan for a 500sqm plot in Lekki will cost significantly more than a survey plan for a 500sqm plot in Ikorodu — not because the surveyor is charging more, but because the Lagos State Government regulates fees according to assessed land values.

What Is Included in the Survey Plan Fee
When you pay for a survey plan through OME Land Surveyor And Consultant (SURCON License 6226), the fee covers:
Field operations — site visit, boundary measurement, beacon confirmation or re-establishment, and GPS coordinate capture using DGPS or total station equipment.
Plan production — technical drawing of the survey plan, coordinate processing, area calculation, and quality review.
SURCON certification — the plan is signed and sealed under SURCON License 6226 by Micheal Olaogun, making it legally valid and government-accepted.
Physical and digital delivery — three paper copies and two cloth copies as required by the Lagos State schedule, plus a digital copy.
Important: Red copy lodgment at the Lagos State Surveyor-General's office is a separate charge of ₦200,000 to ₦350,000. It is not included in the survey plan fee. Lodgment is mandatory for C of O processing. Confirm at the start of your engagement whether you need it included.
What Is Not Included
Beacon re-establishment — if your beacons are missing, re-establishment is charged separately using the official NIS formula D=(X/Y)²Z. OME Land Surveyor And Consultant shows you this calculation in writing before work begins.
Government gazette fees — separate statutory payments made directly to Lagos State as part of title documentation, not to the surveyor.
